Hiring a Family Law Attorney When Adopting a Child

Your Real Estate Attorney Is Your Best Ally

by Jamie Nichols

Real estate property issues are complex and can be confusing to someone who does not deal with them often. Whenever you are involved with real estate property issues, it is best to have a real estate attorney represent you. A real estate attorney has the expertise and experience to work on your behalf to resolve many problems and make sure that all of your property dealings are legal, binding, and unencumbered. Here are some ways in which a real estate attorney can help you with property issues:

Purchase A Property: If you want to purchase a property, your real estate attorney can conduct a title search on the property and make sure that the property title is clear and without property liens. Your real estate attorney can also make your purchase offer to the seller of the property and negotiate the terms of the sale. They may even be able to get you a better purchase price because of their knowledge and expertise of other properties that have been purchased in that location.

Sell A Property: If you wish to sell your property, your real estate attorney can make sure that your property deed is free and clear and without title issues. If title issues arise, they can correct them. Your real estate attorney can list your property for sale and interface with prospective buyers on your behalf. They can also attend the closing with you, review all sale documents that you are required to sign, and collect monies from prospective buyers.

Resolve A Property Dispute: A real estate attorney can inform you of your legal property rights and help you to resolve any disputes that arise with co-owners and neighbors. They can help you with property boundary line issues and address zoning and rezoning issues with the city, county, and/or state government in your location. A real estate attorney can also interface with the city or county tax assessor on your behalf to establish a fair tax levy on your real estate holdings.

Whenever you deal with real estate, make sure that you have a knowledgeable ally on your side in the form of your own real estate attorney. If you find that you have ongoing real estate property issues, you can arrange to keep your real estate attorney on retainer so that they can help you whenever needed. If your property issues are less frequent, you can negotiate with your real estate attorney to pay a flat fee for his or her services when needed. For property dealings without problems, your real estate attorney is your best ally.
